  • A serious roof leak
  • A gas leak
  • An electrical fault likely to cause damage to the property
  • Failure or breakdown of an essential service or appliance
  • A fault or damage that makes the rented premises unsafe or insecure


  • Endanger to human life
  • Any fault to a lift or staircase in a rented premises
  • Any substantial damage caused by flood, storm or fire
  • Any damage of a prescribed class
